Last week, Blake left for a well-deserved vacation, and you are working with Nadia, a junior attorney at the firm. Nadia has asked that you prepare a letter to Rachel Banks, a client who is unsure how to proceed with lease agreements. Rachel inherited a duplex from her recently deceased brother; she has never been a landlord before and is uncertain of the duties of a landlord nor the rights of a tenant. Rachel has also been researching the different types of tenancies available and the requirements for termination associated with each type. Overwhelmed by it all, Rachel contacted the law firm and met with Nadia.

Nadia has asked that you prepare a client letter addressed to Rachel identifying the rights and duties of a landlord under a lease agreement, as well as the rights and duties of a tenant. Rachel has also asked that you describe the remedies available to Rachel should one of her tenants default. Finally, explain to Rachel the four types of tenancies and how each is terminated.
